Maintenance

Homes and property require regular maintenance.

Here are two lists: an annual one and one that covers items that are probably best done every other month to once quarterly. The list is basic and certainly there are rooms for more items. 

Here’s what you can expect to do 2 – 4 times a year:

  • Clean out gutters.
  • Power wash exterior surfaces of the house such as the roof and driveway.
  • Power wash decks and apply re-sealant to protect the wood or composite material.
  • Clean outdoor furniture.
  • Clean exteriors of windows.
  • Clean the barbeque or grill.
  • Check the sprinkler system and heads to make sure all is functioning properly. Especially important in the spring and summer months.
  • Replace air filters in the HVAC uptakes.
  • Inspect and spray for pests.
  • Service lawn mowers and other gardening equipment. Sharpen and oil tools.
  • Service snow blower if applicable.
  • Clean and oil ceiling fans.

This is what you can reasonably expect to do at least once a year:

  • Inspect smoke detectors and carbon monoxide detectors and replace batteries.
  • Inspect and recharge fire extinguishers.
  • Inspect and maintain the HVAC system.
  • Get the air ducts cleaned out.
  • Have the chimney cleaned and inspected.
  • Clean carpets.
  • Clean and refresh tiled and grouted surfaces such as floors and counter tops.
